Village of Rowlett

Downtown Rowlett, Texas | Complete

Catalyst was selected by the City to expand Rowlett’s historic downtown by proposing a unique village format combining a mix of uses, memorable streetscapes and an agrarian-inspired architecture and open space design. The community offers a small town experience by having direct connections to the neighborhood around it, ground level units with front porches and stoops, home offices with on-street visitor parking and front blade signage, a new City Library with adjacency to City Hall, and restaurants with outdoor dining. It also offers metropolitan conveniences including direct access to the DART light rail station and the recently completed Bush Turnpike. Residents can select between a host of upscale apartments in two and three-story structures that include mixed-use loft buildings, a bungalow court, and attached townhomes all positioned to promote community interaction. Special amenities include a barn-inspired community hall and pool pavilion with fireplace terrace and indoor-outdoor fitness, a large central community garden with trough planters, star-gazing fire pits, an off-leash dog park, and an ever-changing reclaimed wetlands area. Inside the units, residents enjoy an interior “farmhouse-chic" experience through the use of tall and double-story ceilings, a customized material palette with unique cabinetry and lighting, large windows and glass doors providing access to outdoor patios with interesting views, and modern conveniences including Nest thermostats. -- Awards and Distinction: Urban Land Institute’s (ULI) Impact Award, North Central Texas Council of Governments’ Award for Development Excellence, Public/Private Partnership with City of Rowlett
