Waco, Texas | In Development
Brazos Promenade is being developed as an active mixed-use waterfront district along the Brazos River in downtown Waco, Texas and adjacent to Baylor University. The development combines new investment in residential, retail, restaurant, small office and hotel uses along walkable streetscapes and open spaces. The buildings are designed with a Texas loft architecture to expand the excitement of the nearby Magnolia district while creating a distinct identity for the community itself. Major public improvements including a riverfront promenade, farmers market park with large mature trees, a gated community dog park, children's play park, and exciting urban streetscapes are being delivered to provide a memorable civic experience. The first phase of this master development will consist of urban residential buildings and parking courts, a shared parking structure, a resort-style pool courtyard, private off-leash dog runs, a grilling patio, private garages and covered parking spaces, new restaurants, and the public improvements. The community will feature a resident club with large fitness facility, coffee lounge, entertainment and gaming areas, community catering kitchen and eating facility, and a fully amenitized business center with work rooms. Residents will enjoy 10'+ ceilings and 8' doors throughout, designer finishes, conditioned corridors, large windows and exterior balconies, built-in shelving, walk-in closets, and unique lighting. Those desiring a home office will have multiple options in all ground floor units with the ability to hang signage if desired. A host of parking options will be provided including private garages, covered spaces, and convenient front unit parking along the streets. The first phase of 264 units and over 6,000 sf of retail will start construction in 2019. -- Awards and Distinctions -- This development is the result of a collaborative public/private partnership with City of Waco aimed at creating a new riverfront experience for its downtown.
